It’s finally November, which means it’s time to reflect back on what has been happening in the local housing market. Based on recent activity, it looks like we are continuing to make our way toward a more balanced market. Currently, 554 properties were listed and are still on the market with a median sales price of 159k. The inventory has seen a slight decrease from last September (about 30 fewer houses on market). This is one of the changes pointing toward a stabilizing market.
In the month of October, 162 properties are now under contract with a median price of 138k. Houses continue to fly off the market with an average of 3 days; about the same as last month.
Currently, homes have been closed with a median sales price of 148k for Monroe County. This number has seen a 9k influx since last month in September.
