Happy New Year! Wow, it seems as if the years keep going by faster and faster. It’s the first Saturday in January so let’s take a look at what happening in the Monroe County real estate market in December. Serious buyers are out already with a new home at the top of their list of resolutions. With the marketing continuing to stabilize, here’s what we have to look as so far:
Currently, 222 properties were listed and are still on the market with a median list price of 150k. Again, inventory has continued to decrease, as well as the median list price but not to worry as this is common around the winter months. As said before, this is one of the changes pointing toward a stabilizing market.
In the last 30 days, 65 properties are now under contract with a median price of 120k, which is a $19k decrease from last month. With on 4 days on the market, it is needless to say that homes are still selling fast. So if you’re serious about buying a home now is the time!
Currently, 521 homes have been closed with a median sale price of 145k for Monroe County. This is a significant drop in sale price since November, so we shall see what the market continues to do as these winter months go by.
With 2019 on its way we see the housing market start to shift with an increase in mortgage rates and fluctuations in inventory.
