July is here and the heat is on! It’s the first Saturday of the month, so let’s take a look at the Monroe County Average Sale Price and more! While we are still in a market of low inventory that favors sellers, we are seeing reasons for buyers to be encouraged. Here are the highlights from June:
In the last 30 days, 642 properties were listed and are still available with an average sale price of 200K. There has been an 11% increase of homes listed in June over those listed in May.
Of homes listed in the month of June, 305 have already gone under contract with a median price of 150k. The average days on the market continues to be short and sweet, particularly for homes that have the 3 key factors: location, condition and a competitive price. This month the average was 3 days on the market.
In the last 30 days, 711 properties have sold with a median closed price of 160k at 100% of the asking price! The number of closings went up by 42% from May to June, as many who were out and about in the early spring market moved into their homes.
As reflected in the statistics, we are currently seeing a slight increase in the number of homes listed. We are hopeful this trend will continue into the fall market as well. Some may consider putting a home search on hold for another year because purchasing a home this month may not hit a closing date before school begins again. However, it’s important to keep in mind that many school districts will allow your children to start the school year with proof of a purchase contract. Some districts allow up to 30 days, others 45 and still others 60 days. Given these alternatives, there is still plenty of time to settle into a new school. If you’re staying in the same school district, you’re all set. If you’re not affected by school districts, there’s even more time before the sn%* flies.
