In the last 30 days, 582 properties were listed and are still available with a median sales price of 164k. We’ve seen a decrease in the number of homes listed which tends to happen this time of year as for many the focus turns to starting school. We’re also seeing a slight decrease in the average sale price as sellers make adjustments.
Of the homes that were listed in the last 30 days, 183 properties are under contract with a median price of 140k which was the exact same price as last month. The average days on the market is increased to 4 which is still a reflection of a fast-paced market.
In the last 30 days, 700 homes closed which was an increase over last month. The median close price was 157k. Although the median close price was down a tad, homeowners on average still received 100 percent of their asking price and then some!
While we’re still seeing a quickly moving market, we are noticing different fluctuations. Some areas have seen an increase in inventory and others have not.
