Welcome, December. Can you believe it? It’s the first Saturday of the month which means it’s time to grab a cup of coffee and take a look at the Rochester Real Estate Market and see where trends are heading. Here are the numbers:
In the last 30 days, 348 properties were listed with an average sale price of 139K. That’s the exact same number as last month. Yes, Virginia, our market is steady!
Of homes listed in the month of November: 61 have already gone under contract with a median price of 129k. The average days on the market was 4. There may not be as many listings, as is the trend this time of year, however, the market is still moving super fast with homes that have at least one of the wow factors: excellent condition, a great location, and a competitive price.
In the last 30 days, 338 properties have sold with a median closed price of 135k at 100% of the asking price!
As we hit the December market, we will see less activity, which is a normal trend in the housing cycle. Wise buyers and sellers will not take a holiday from the Rochester real estate market. As you are out and about making a list and checking it twice, consider adding a move to your list. Some sellers tested the market, priced their homes too high and are now making adjustments. Some buyers didn’t quite find what they are looking for and would like to take advantage of low-interest rates before they rise.
